
Normandy Park Residence
This waterfront home in Burien took three years to complete. The residence, designed by Gehl/Krannitz Architects, was constructed using slip-form concrete and has 12,000SF of space, including the detached Garage/Gym. The home has several notable amenities including a staircase Tower with waterfall, a 3000SF chilled wine cellar under the home, Master Bath and shower stall built in stone around the Tower, and of course the world class view of Puget Sound. The interior has a "sailor's" feel and the exposed massive curved beams and rigging were fabricated on-site. The west side of the home featured a curved 120 ft. window wall that presented a design challenge. The solar gain is offset by 3 zones of A/C to maintain design temperatures (By Others) The flooring uses 12x12 limestone tiles. polished and stained concrete, carpet or hardwoods. The radiant design compensated for the variety of floor coverings. The Garage/Gym is heated by overhead gas-fired infra-red tubes. (By Others)
The residence has a 12" concrete slab on the Main floor , with a 2" GypCrete™ overpour embedding the Wirsbo hePEX radiant tubing. The upper levels use an 11/2" GypCrete™ overpour. The baths, tub deck, and showers are radiant heated in and around the tubs or walls. The Basement zones are within the poured slab. The Wine Cellar is "radiant ready" for future use in the event its present use is changed.
The home required supplemental heating in several areas. We used a custom-fabricated curved Runtal radiator at the base of the Tower and steel fin-tube radiation behind the bench seats in the Dining Room.
We used a Viessmann RN power-vented boiler and a HoriCell 92g indirect domestic water tank for the project. The boiler is stacked on the horizontal water tank for space savings. The Trimatic RN computer manages the system temperatures. The radiant floors are controlled by the computer and a Viessmann 4-way modulated mixing valve. Wirsbo DT10 digital thermostats and telestats were used in selected areas for individual room zoning.
